1. Why should I allow for an assignment?
You should allow for assignment for several reasons.
1) Showing cooperation to your investors is good customer care.
2) This should prove to be effective in that you will reap the rewards in future
sales and business from these investors.
3) You will negotiate an administrative fee of ($3,000 to $5,000)
4) You will allow them to save about $15,000 in taxes which can be better served
in the new home markets.

2. What if the Buyer/Assignee doesn't close?
Assignor would be ultimately responsible for the closing.

3. Can we market on the MLS?
No! We realize that the true vendor is the Developer and we respect your
policy on this. However, we do list properties for the developer on unsold units
and are quite effective in finding an end user for them. Ask about our Auction Plan.

4. Should I be refering to my own agents?
This poses a conflict of interest, Your agents primary goal is to sell remaining
inventory in house. Having us help you to find the odd end user does not restrict
your sales people from selling other units. Also, you may find the administration
fee to continue the site for a small # of units not feasable.

5. Who pays the Interim Occupancy Costs?
If they assign their unit, the assignee will pay as of the assignment closing
date through to closing and will pay the final closing costs unless specifically
negotiated otherwise.

6. Do we need the permission from the developer?
Yes we will notifiy you within 48 hours of having a mutual client interested
in researching their rights to find a sub-purchaser. If you do not cooperate with
the assignment we will entertain other methods of closing the transaction, usually
involving later closing dates. Unfortunately for you this will leave a bad taste
for your past client and they will doubtfully be a returning client nor shall we
sell them on the opportunity to go through this experience again. We shall however
promote new buying experiences that will be more fruitful and enjoyable with cooperating
developers.

7. Should I be opening this assignment to everyone?
No. If you allow for this you will have hundreds of agents whom will be working
on assignments for the first time, ads in papers, web-sites, tv, radio, mls not
to mention the clients wanting to sell on their own. This will create a serious
burden to your marketability. This is a specialized field and should not be taken
lightly. Having 15 years experience in new home sales and knowing the developers
ways along with working with a lawyer who was responsible for helping to write the
condominium act and is a developers lawyer makes it even more easy (ie appreciate
your concerns and respect your marketing efforts)

8. Will allowing the assignment effect my business?
No. If anything it will help to bring you more transactions by allowing us
to bring you our clients in the future. We at assignit.ca respect your rights and
privledges to continue with the marketability of your remaining project. We do not
market properties on the mls without your consent, we do not advertise or market
the units in local papers, ads radio or tv. We merely help end users find properties
with this alternative method (assingment) by sending them properties that specifically
match their search criteria and upon their request to do so. Alternatively they
will be forced to decide on re-sale opportunities only.

9. What assurances do I have that I would not be
comprimised?
At assignit.ca we will inform you of our mutual clients intention, our listing
will be based on your consent, we will not advertise your unit on the MLS, or the
newspaper,tv or radio. We will only be offering the property information to those
whom specifically request it, and finally the assingments will be subject to your
consent, approval and applications fees.
